I'm looking for a tenant for my recently remodeled 1,300 sqft (currently furnished) three bedroom two bath guest house on a very private gated 4 acre property. I also have an evap cooled 50'X50' Butler building that's nicely set up with a new 80gal 175psi air compressor, twin and four post lifts, overhead hoist, three phase power, welders and most of the automotive tools you'd expect. I'm an offroad guy & would love to find a fabricator who could rent both spaces and operate a business there. It's tough to beat a 30 second 200' foot commute to work. Located on the west side of town, right off the loop 101, 11 minutes from the Fodrill Motorsports retail shop.

The house is $2,300/mo. including all utilities, trash, yard maintenance etc.

The shop space is negotiable based on your needs.

Must have solid references.

SMW fab is looking for help. We do everything from full builds to race prep and parts for prerunners and sxs. TIG/MIG, mechanical knowledge, tube fitting, 3d scanning/ CAD skills are a big plus but may not be required.

I am a 17 year old about to graduate high school in may, and I'm looking to be someone's shop helper or If any race teams needs someone for "bitch" work I can do that I have experience with maintaining a clean and organized workplace as I work in the restaurant industry and my father is the head of 2 parts departments at Lexus so I have been around parts and understanding how to organize them I also have experience working with trucks as I take an Automotive class in school and I had a 4 runner I did a full new suspension kit on and I mounted and balanced my wheels and I have also replaced axels and some basic engine work I am looking more for experience and getting my foot into the industry as I am the first in my family to enter this kinda work but getting paid is always a bonus
